The property allows the visitors to view the beautiful sceneries in the Boca Grande Beach and also the Englewood Beach. The property consists of several buildings that are located across the area and on the stretch along the beach. The current location is classified as a commercial zone. The business sits on a vast stretch of land that is adjacent to the beach and has a lot of empty spaces that can be put into better use.

The structures on the location are low buildings with a maximum of 2 stories and are spaced, leaving gaps of land that can be better utilized. The buildings are scattered all over the area, and they form a stretch, and the site is used as a villa and a hotel for people who are on vacation for bookings.

The use of the proposed building will be a guest house as well as a hotel. The guest house will house visitors who wish to lounge in the area for their sightseeing. The hotel will serve their meals and also the meals of the locals who want to have their meals in the regions. It will also be lodging areas for the people visiting the location. The area that will be cleared of the scattered buildings will be created into a recreation park that will have the culture and the essential aspects in the area that will be interesting to the visitors. The reclamation of the land from buildings into a park will also benefit the visitors and the locals who will have somewhere to visit and learn about the cultures of the area while even relaxing after visiting the beach and the other sceneries in the area (Wang & Chong, 2015). By creating a recreation park, there will be an area where the children who visit the area can safely play without the monitoring of the parents or the guardians as it will be secure and without dangers as the ones with the current location. The location is frequented by tourists who love sightseeing, and the upgrade will be a welcome development. It will attract more visitors as the upgrade will also upgrade the treatment they get and also the security of their children and even an increase in the activities that they can take part in without the supervision of the parents. Also, the rise in the number of rooms and the accommodation conditions will make the visitors more comfortable and book it throughout the year.

The proposed use will be the best use of the property as there is a potential of attracting more customers into the area with the better services that will be available in the new property that is not being offered in the current situation. The new property will provide better and new services that will be matching the current standards in the industry while still preserving the culture and the environment in the area. The call and the dedication to creating a recreating park will help in better preservation of the environment while still making use of the area. Also, the proposed structure will have better amenities that are not available in the existing property. The creation of the view towers, for instance, will help in attracting more visitors who love seeing the scenery from the high locations. They will be able to view the scenes from the comfort of the hotel and without traveling and using more money for such chances.

There are some developments and innovations in the building sector that will make the recommended property be in demand, and that will ensure the comfort and the security of the visitors. Factors critical in the market analysis were the current services being offered in the existing building and also the current number of visitors they serve as compared to other hospitality industries in the area. Also, it was necessary to note the needs and the views of the visitors and even the locals in the area on the way that the area can be improved to serve the visitors well. The trends in the building industry and also the hospitality industry were also important aspects of the study as they offered the basis of the decision to change the building and the structure and even the inclusion of newer services that are exciting and attractive to the visitors.

Being a hospitality industry is the highest and the best use of the site. The use allows the area to be exposed and to be utilized to its maximum while still using a small area and conserving a larger one and still serving the same purpose (Lee, 2017).  The conversion from a villa to a guest house and a hotel will offer the area more use as there will be more activity and more visitors from all levels of life as the recommended property will be created in a way that it will accommodate all people as it will have different costs according to the one that each class of people can afford.
