Once you have identified a house you have interest in purchasing, you can contact us for assistance. The procedure of buying a property is simple.
- Instruct Red Kite Conveyancing Solicitors to Act on Your Behalf
Once you contact us for assistance in conveyancing, we will require you to inform the seller’s estate agent of our capacity in the process. We will also need you to sign our Terms and Conditions of Business before issuing out your proof of identity documents.
We are also mandated to liaise with your seller’s solicitor to establish the condition of the property. We will also run a local authority search and any other necessary search before signing the mortgage deed and contract.
- Exchange of Contracts
Exchange of contracts between the seller and the buyer of a property is fundamental in making the transfer of property ownership a legally binding procedure. You will be required to pay a deposit and sign the Stamp Duty Land Tax Return before the exchange.
- Legal Completion
Moving house happens when legal completion takes place. At this phase, we will require you to sign the transfer deed after we have approved it. We will also issue you with a completion statement indicating the funds that need to be cleared before legal completion. We will receive mortgage funds from you and process payments to the seller on your behalf. This phase is culminated with a registration of your purchase at the Land Registry. - Contract Exchange
Once you have signed your contract with the help of your solicitor, we will schedule a date within which exchange of contracts will take place. This takes place by phone between the buyer’s and the seller’s solicitors after which the contracts are sent by post.
- Legal Completion
After approval and signing of the transfer deed, we receive money from the buyer on your behalf. We will then send you the remaining amount after deduction of estate agent fees, legal fees, and an existing mortgage. You can then liaise with the estate agent or the property buyer for issuance of property keys.
